> Family-owned general contractor and construction manager in Swampscott, Massachusetts, building public, institutional, commercial and multifamily projects across Boston and the North Shore since 1996.

## Who we are

- Massey Construction Corp. (MCC) was founded in 1996 by Michael Massey, Founder and CFO. Justin Massey is President.
- The Massey family has built on the North Shore since 1931, when John Massey opened Massey Plumbing & Heating in Swampscott. Four generations of Masseys have worked in the trades.
- DCAMM certified, with a DCAMM contractor rating of 97 and a safety rating (EMR) of 0.95.
- More than 90 clients: school districts, colleges and universities, cities and towns, housing authorities, the Commonwealth and private companies.
- An in-house team of estimators, project managers, superintendents and skilled carpenters. We self-perform many trade items, from demolition and framing to finish carpentry.

## Where we work

Boston and the North Shore of Massachusetts, from Boston to Cape Ann. Our office is in Swampscott.

## What we build

- Academic and Institutional: K-12, charter and independent schools, colleges and universities. Classrooms, labs, libraries, offices and additions, built while the buildings stay open or inside the summer window.
- Municipal: public safety, civic buildings and public works.
- Corporate and Commercial: office fit outs and tenant improvements for headquarters, professional offices, retail and restaurants.
- Recreational: community centers, gyms and sports facilities.
- Multi-Family Residential: apartments, condos and affordable housing.

Much of our work happens in buildings that stay open while we build: schools in session, city halls serving the public, residents at home.

## How we run a project: the Massey Process

Every Massey project runs the same five phases, on the same clock, public or private, large or small.

1. Understand: a Discovery Meeting on your goals, scope, design, site, permits, schedule and budget, with a written recap naming every open item and its owner.
2. Price: the full estimate, every line firm or a named allowance, and our change order policy before anything changes.
3. Plan: the directory, master schedule, submittal log, schedule of values and site plan within 14 days of the signed agreement.
4. Build: daily logs with photos, a weekly site walk video, a Friday owner update and a recap of every meeting.
5. Close: punch complete and a final walk within 30 days of substantial completion, final billing within 45, and a warranty walk at 11 months.

What owners can count on every week:

- A daily log with photos on every working day.
- A site walk video every week.
- A Friday update: photos, what happened, what is next and any decision waiting on the owner.
- A written recap of every meeting within one business day, with each action item, its owner and its date.
- Every call and email acknowledged the same day, and questions answered within one business day.
- Any cost or schedule risk reported within 24 hours, with options and our recommendation.

Change orders: we price every change the way the Commonwealth prices public work, and the owner sees every line: our labor by trade and hour, materials, and each subcontractor's verified price. Every proposed change states the working days it adds or saves and the date we need a decision by.
